1. The main purpose of the Homes for Holidays web site (the web site) is to list details of privately owned holiday properties available for rental. Any advertisements placed by commercial organisations should be in the form of display advertisements or banners, to distinguish them from other advertisements on property pages, unless included on the Home or Links pages.

2. Unless an advertisement is the subject of a promotional offer, annual charges, to be paid in advance, are as stated on the Homes for Holidays order form and reproduced on the Homes for Holidays web site. Payments can be made to cover up to two years' advertising. Please also note that changes to details, other than at renewal, will normally be charged at £5 (five GB pounds) for up to 10 words or for a change of photograph. However, one change to the property rental price details can be made prior to the advertisement's annual renewal date without extra charge. (Charges for trade advertisements upon request.)

3. Once an advertisement has been accepted, it will remain on the web site indefinitely, unless the advertiser requests its removal, fails to pay any notified renewal fee, or breaches one of the other clauses within these Terms and Conditions.

4. The order in which advertisements will be displayed within each UK or other country category on the web site will be determined firstly by the size of the advertiser's annual order (in monetary terms), then, secondly, where there is no difference in the amount paid, by the date any payment is received.

5. Homes for Holidays will endeavour to provide a fast, efficient and accurate service in listing any property once payment has been received and the cheque has been cleared. Renewal charges must be paid in full within 30 days of the renewal date for the advertisement to remain on the web site.

6. Incomplete or inaccurate forms/submissions will be rejected. Those accompanied by cheques completed incorrectly, unsigned or subsequently not honoured by the bank, will also be rejected.

7. Homes for Holidays reserves the right to refuse any advertisement if deemed inappropriate or if it does not comply with these Terms and Conditions.

8. Advertisers are responsible for ensuring that material submitted for inclusion on the web site complies with relevant national and international law. For example, it is the responsibility of the advertiser to obtain reproduction permission, if necessary, for all material submitted for inclusion in an advertisement.

9. It is the sole responsibility of the property advertisers to ensure that the details of their properties and the locations described are accurate. The placing of any entry on the web site by Homes for Holidays does not imply any form of recommendation of a particular property. Properties have not been inspected and Homes for Holidays is not, therefore, in a position to approve them or vouch for the accuracy of any descriptions. Potential clients should contact property owners directly to seek the necessary assurances for themselves.

10. E-mail and web site addresses are not permitted as part of property descriptions; links are offered instead.

11. Homes for Holidays reserves the right to determine the final design and layout of the web site contents, and may edit copy and resize photographs if considered necessary.

12. Homes for Holidays accepts no responsibility for the content of any other web site to which a hypertext link is provided.

13. Whilst Homes for Holidays endeavours to ensure that the web site is available 24 hours a day, the proprietor does not accept any liability if the site is temporarily unavailable at any time.

14. If an advertiser requests that his/her advertisement be removed from the web site before the end of a subscription period, no refund will be payable.

15. If Homes for Holidays receives justified and substantiated complaints from someone who has rented a property, or it becomes known that the property owner engages in any unacceptable business practices, Homes for Holidays reserves the right to remove the advertisement from the web site without notice.

16. Homes for Holidays reserves the right to change these Terms and Conditions at any time by posting the changes on the web site.
